Did you that that energy performance certificates first came out in 2008. I remember doing my training for this new legalisation and subsequently realising that buyers and sellers didn’t really care about energy efficiency. They viewed getting a report as an expense. Less than 1% actually viewed the report online.
Fast forward to 2022 and energy is now a very important subject. Everybody is talking about it. One of the most popular terms on Rightmove searches for a rental property is bills included as people become concerned about their energy bills. I check my smart meter daily and have even turned into my late Dad, asking who has left the light on and going around unplugging items in the home!
Although an annual price cap of £2,500 has been announced for two years, this is still a significant increase from last winter. People are already feeling the pinch, yet many of us still haven’t switched on our heating. When October comes and the clock goes go back we will all be needing to use more electricity.
Buyers’ and tenants’ attention are now turning to more energy-efficient homes and those with open fires and wood-burning stoves. Research shows that a gas boiler has the biggest impact on bills and buyers may look to reduce costs by choosing well-insulated homes and those which use renewable energy sources or energy-efficient boilers. Electric may look like a cheaper option, however, that all depends on how many heaters in a home you choose to switch on!
How we select and use our appliances will also have an effect, with gas hobs using less energy than electric. Full loads in dishwashers and washing machines will trim costs. In my home, my oven and hob are electric, however, I will now be making sure the dishwasher and washing machine will be fully loaded and the temperature of each slightly cooler.
Smart meters are a great way for raising awareness of usage. If you don’t have one, I seriously suggest getting one. It has certainly helped me.
If you are thinking of selling, check your EPC. If you score an A,B or C, highlight it in your marketing. If you have an open fire or wood-burning stove, light it for photos. Buyers will be focussing on these new key features. Make sure your home stands out!
