Today I want to chat more about energy efficiency when it comes to both buying and selling your home.
Back in 2017 when EPC first came out (Energy Performace Certificates), nobody cared about a home’s energy rating. Today it feels like it is a concern to everyone.
It is a known fact that homes which are energy efficient sell for more. These homes tend to command a premium. The windows are often new. The boilers are often new. The roofs tend to be in better condition and as a rule of thumb, they tend to be more attractively decorated!
The latest research that has come out of The Property Academy Home Moving Trends Survey 2022 shows that over half of the current buyers that are looking would consider buying a new home. That’s a big chunk of the market. When questioned further, 68% of these said it was because of the energy efficiency and lower running costs that they were considering new build homes!
Does it not make sense that we should ALL now be looking at our energy efficiency? Lancaster is a city full of older properties. However many people have made improvements and I’ve come across many homes which do score an EPC C or above.
My suggestion is that if your “older” home scores well on its EPC, let’s highlight that fact. Let’s make a point of showing off your EPC. It needs to stand out. Highlight it in your marketing. Make sure your agent lets your buyers know about your insulation, your windows, and your boiler. The housing market is changing. But by knowing what your buyers are looking for, you are better positioned to make sure your home fit’s their requirements!
Not everyone really wants to buy a new home. They just want lower running costs. It’s our job, mine and yours to show the buyers looking how your home might just suit them!
