The face of the rental market is changing and it’s always good practice to know what today’s tenants are looking for when it comes to searching for rental property.
Tenants are worried. Like anyone who has to pay a bill, they are concerned about their energy costs. The cost to rent a property has shot up. Now with an increase in energy costs, more and more people are searching for properties where bills are included. 12 months ago, outside space and pet-friendly properties were high on the priority list. How things have changed.
Landlords need to recognise what a tenant is looking for. Whilst many Lancaster and Morecambe landlords don’t wish to include bills (and we understand why), help can be given in other ways, making sure their homes are more energy efficient and also highlighting this in their property marketing.
Our advice to landlords now is to make sure your home is energy efficient. In 2025, the law is expected to change with all rental properties having to be rated an EPC C or above. Why not start now and make those improvements early? You will attract better quality tenants and ones which will stop longer!
