A recent study by Dataloft and PriceHubble has revealed that 53% of homeowners are now considering buying a new-build home, marking a significant increase from last year’s 47%.
This shift appears to be driven largely by rising energy costs and a desire for improved home efficiency. Surprisingly, the trend is consistent across all age groups, highlighting that new-build properties are appealing not only to first-time buyers but also to seasoned homeowners and those seeking lower-maintenance options.
The survey identified the top reasons why homeowners find new-builds attractive:
- 70% were drawn to the energy efficiency offered by newer homes,
- 65% appreciated the reduced need for maintenance, and
- 64% liked the prospect of moving into a property that requires no refurbishment.
These factors make new builds an increasingly appealing choice for those looking to future-proof their investment, especially as utility costs rise.
However, despite the advantages, new-build homes are not without their drawbacks. The survey also revealed that many buyers have concerns about build quality (61%) and room sizes (47%). For those selling existing homes, understanding these concerns can be crucial to attracting potential buyers who may be weighing the benefits of a new-build property.
For sellers in Lancaster, this means that making a strong first impression is more important than ever. Enhancing energy efficiency, ensuring rooms are well-maintained, and highlighting any recent refurbishments or quality improvements can help bridge the gap for buyers who may be torn between an existing property and a new build. Prioritizing improvements like insulation, upgraded windows, or efficient heating systems can not only boost appeal but also add value, addressing buyers’ increasing sensitivity to energy costs.
By focusing on the presentation and maintenance of their homes, current homeowners can reassure potential buyers that their property offers value beyond that of a new build—whether in charm, roominess, or long-term durability. In today’s competitive market, a well-presented home with thoughtful upgrades can hold its own against the allure of a brand-new property.
